The office property market 2008/09
The various submarkets in Düsseldorf’s office rental market mirror the wide range of industries in the city, offering facilities for all kinds of user needs.
In a wide belt encircling its city centre, Düsseldorf has developed a number of attractive office zones that cater to various locational needs and urban design criteria. The city’s office property market can be broken down into 14 well-defined submarkets with a total of 8.7 million square meters of gross floor space (GFA). The selected office zones described below have proven especially interesting to users and developers.
With a GFA of around 1.8 million m2, the city centre is clearly the biggest submarket. Its fascinating blend of traditional and modern architecture serves as a perfect backdrop for a cosmopolitan working environment. Leasing prices for premium office facilities are around 23 euros per square metre. Being the most important submarket, the inner city traditionally has the highest rate of property takeup (from 20,000 to 50,000 m2 per year).
